The Usual Sequence

  1. Trace the leak. Water runs along rafters, so the roofer checks the attic as well as the ceiling spot.
  2. Stop the water. If rain is on the way, a temporary tarp protects the house until the repair.
  3. Quote in writing. You get an itemized price, plus an honest note if the roof is near the end of its life.

The Woodlands Residential Development Standards say repair work must meet the current standards and may need approval, so a patch in a clashing color can cause trouble. Will insurance pay for a roof repair?

If a covered event like wind or hail caused it, it may, minus your deductible; ordinary wear usually isn't covered. Your roofer can document and price the damage, but the claim stays between you and your insurer, and no roofer may legally pay or waive your deductible in Texas.

Can a small leak wait?

It's a gamble. Water that gets past the shingles can soak decking and insulation and stain drywall long before you see a drip. If a repair can't happen right away, ask about a tarp and watch the attic during heavy rain.

Is it worth repairing an older roof?
