Hurricane Beryl came ashore near Matagorda on July 8, 2024. The National Weather Service listed no wind gust for any station in The Woodlands, but nearby readings hit 69 mph at Conroe and 58 mph at Spring, and 6.36 inches of rain fell near Woodlands Parkway. Across Montgomery County, NWS reported widespread fallen trees, power outages and damage to buildings.

Hurricane Ike in 2008 gusted to 82 mph at Bush Intercontinental, and NWS said the long hours of wind did the real harm; Montgomery County damage ran near $32 million. Hail counts too. On Feb. 5, 2008, 1.75-inch stones broke windows at a home just north of Shenandoah, and 1-inch hail fell inside The Woodlands near SH 242.

Questions Homeowners Ask

Do I need a permit to replace a roof in The Woodlands, TX?

For most homes, no county permit is needed: Montgomery County says it doesn't require one for a roof. The Township's covenant review is the real gate, since its standards list all roof replacement as needing approval (Covenant Administration, 281-210-3800). Grogan's Forest Sections 5–7 need a City of Shenandoah permit, and Creekside Park follows Harris County rules.

What colors and materials will the Township accept?

Its standards call for muted colors, with no color pattern, that blend with the natural landscape. Accepted materials include tile, slate, composition shingles, stone-coated or standing-seam metal and cement-fiberboard; metal can't be glossy. Solar panels must sit flat to the slope and stay below the roof line.

How do I vet a roofer when Texas has no roofer license?

There is no state roofer license, so ask for proof. Request liability insurance and workers' compensation certificates, a local address, references and manufacturer warranty paperwork. Get a written, itemized contract naming who files the covenant application and who hauls off the debris, since the Township won't take it as bulky pickup.

Will impact-resistant shingles cut my insurance premium?

Maybe. Texas insurers offer a discount for impact-resistant roofing, documented on state form PC068, but each company sets its own amount. In September 2026 the Texas Department of Insurance encouraged insurers to credit FORTIFIED and impact-resistant roofs without requiring it. Call your insurer before choosing shingles.
