Repair or Replace?
A repair makes sense when the trouble sits in one area and the rest of the roof still has life: shingles lying flat, granules mostly intact and a dry, solid deck. Resealing a chimney flashing or replacing a strip of wind-torn shingles can buy years.
Replacement starts to win when problems spread across several slopes, when one spot keeps getting patched, or when the decking has gone soft. Past that point, repair money mostly chases the next leak.
The Woodlands counted 114,436 people across 43.34 square miles at the 2020 Census, so roofs of every age sit in both camps. Our repair-or-replace quiz asks about age, material, what you see, recent storms and past repairs, then suggests a next step.

Where Roof Repair Fits
- Chimney and wall flashing. Metal that has rusted or pulled away where the roof meets brick or siding is a common leak source and usually a contained fix.
- A few missing shingles. After a gusty storm, replacing a handful of tabs and sealing the edges is routine work.
- Vent boot leaks. The rubber collars around plumbing pipes crack in the sun and can be swapped without touching the rest of the roof.
- Limb strikes. With forest preserves and greenbelts all around, falling branches are a fact of life; once the roofer checks the framing, a few boards and shingles may cover it.
- Eaves and drip edge. Bent drip edge or rot along the roof edge can often be cut out and patched.
What Moves the Price
We don't list repair prices, because no source we trust gives a dependable local figure, and small jobs swing with access, pitch and how hard the shingles are to match. Your roofer quotes the repair in writing. If the inspection points to a new roof, these estimator figures show the scale:
| Cost row | Figure | Source (year) |
|---|---|---|
| Texas re-roof, typical total | about $8,634 (common range $6,777–$20,531) | This Old House, 2026 (a cost model) |
| Texas asphalt shingles, per sq ft | about $4.92 per sq ft | This Old House, 2026 |
| Texas architectural shingles, range | $4.50–$7.50 per sq ft | HomeAdvisor, viewed 2026 (an estimate) |
| Texas metal, per sq ft | about $9.55 per sq ft | This Old House, 2026 |
| Houston-area re-roof, average | about $9,500 | HomeAdvisor, viewed 2026 (an estimate) |
The Usual Sequence
- Trace the leak. Water runs along rafters, so the roofer checks the attic as well as the ceiling spot.
- Stop the water. If rain is on the way, a temporary tarp protects the house until the repair.
- Quote in writing. You get an itemized price, plus an honest note if the roof is near the end of its life.
- Make the repair. Matching shingles, new flashing or a fresh vent boot go in and get sealed.
- Check after rain. Look in the attic after the next heavy storm to confirm the fix held.
Small repairs still answer to the covenants. The Woodlands Residential Development Standards say repair work must meet the current standards and may need approval, so a patch in a clashing color can cause trouble. Montgomery County requires no roof permit. On the Harris County side, routine repairs fall outside the county's permit list, while rafter or framing work can need one; your roofer confirms at (713) 274-3900. In Grogan's Forest Sections 5–7, the City of Shenandoah (281-298-5522) decides.

What You Get Up Front
- A straight answer. A roofer who says "repair" when a repair will do, and explains why when it won't.
- Written pricing. An itemized quote, not a figure scribbled on a card.
- Free to ask. Roofers pay for referrals, so the inspection costs you nothing.

Questions Homeowners Ask
Will insurance pay for a roof repair?
If a covered event like wind or hail caused it, it may, minus your deductible; ordinary wear usually isn't covered. Your roofer can document and price the damage, but the claim stays between you and your insurer, and no roofer may legally pay or waive your deductible in Texas.
Can a small leak wait?
It's a gamble. Water that gets past the shingles can soak decking and insulation and stain drywall long before you see a drip. If a repair can't happen right away, ask about a tarp and watch the attic during heavy rain.
Is it worth repairing an older roof?
Sometimes. If the rest is in fair shape, a targeted repair can carry you until a replacement fits the budget. If shingles are curling and bare across several slopes, put that money toward the new roof. Ask the roofer for photos either way.
Will repaired shingles match the rest of the roof?
Often close, rarely exact. Colors fade, and some lines get discontinued. Since the covenants care about how a roof looks, ask the roofer up front how close the match will be on a slope you can see from the street.
