Shingle Roof Replacement Basics
Shingles come in three broad grades. Three-tab shingles are thin and flat. Architectural, or laminated, shingles are thicker and layered for a shadowed look. Impact-resistant shingles are tested under the UL 2218 standard and rated Class 1 to Class 4, with Class 4 the toughest.
A shingle roof is more than the shingles. Underlayment, drip edge, starter strips, flashing at walls and chimneys, and ridge ventilation decide whether water stays out. Compare those parts across bids, not only the brand name on the bundle.

Where Shingle Roof Replacement Fits
- A tighter budget. Per square foot, shingles run about half the price of metal in the estimator figures below.
- Hail exposure. On February 5, 2008, the weather service logged 1.00-inch hail inside The Woodlands near SH 242. Class 4 shingles carry the top impact rating.
- The covenant palette. Composition shingles are on the Township's accepted list and come in plenty of muted, single-tone colors.
- Dormers and valleys. Shingles bend around complex rooflines that panels handle less easily.
What Moves the Price
Shingle grade is the biggest swing, then roof size, pitch, layers removed and deck repairs. This Old House puts Texas asphalt shingles near $4.92 per square foot (2026), and HomeAdvisor's Texas architectural range runs $4.50 to $7.50 (viewed 2026). Ask for impact-resistant shingles as their own line.
| Cost row | Figure | Source (year) |
|---|---|---|
| Texas re-roof, typical total | about $8,634 (common range $6,777–$20,531) | This Old House, 2026 (a cost model) |
| Texas asphalt shingles, per sq ft | about $4.92 per sq ft | This Old House, 2026 |
| Texas architectural shingles, range | $4.50–$7.50 per sq ft | HomeAdvisor, viewed 2026 (an estimate) |
| Texas metal, per sq ft | about $9.55 per sq ft | This Old House, 2026 |
| Houston-area re-roof, average | about $9,500 | HomeAdvisor, viewed 2026 (an estimate) |
Texas insurers offer a discount for impact-resistant roofing, documented on the state's form PC068, which your roofer completes after the job. Each insurer picks its own amount, and none is guaranteed. In September 2026 the Texas Department of Insurance encouraged insurers to credit FORTIFIED and impact-resistant roofs. Call your insurer before choosing a shingle.
The Usual Sequence
- Inspection. The roofer checks shingles, flashing, vents and the attic.
- Pick a grade and color. Look at full-size samples in daylight, next to your brick or siding.
- Covenant approval. Your roofer submits the shingle and color to the Township and pulls any permit.
- Tear-off and dry-in. Old shingles come off, bad decking is replaced and underlayment goes down.
- Shingles and finish. Flashing, shingles and ridge vents go on, then a magnet sweep for nails.
- Paperwork. Keep the warranty registration, plus PC068 if your shingles qualify.
Every roof replacement in The Woodlands needs covenant approval, and §1.6.H of the standards asks for muted colors with no color pattern that blend with the landscape (Covenant Administration, 281-210-3800). Montgomery County requires no roof permit. Grogan's Forest Sections 5–7 are inside the City of Shenandoah, which asks for a cut sheet showing shingle color and wind rating, shingles installed for a 110 mph three-second gust with a six-nail pattern, a deck inspection when decking is replaced and a shingle inspection.

What You Get Up Front
- Grade-by-grade pricing. Architectural and Class 4 prices on the same bid.
- A roofer you've checked. Texas has no state roofer license, so ask for insurance and workers' compensation proof, a local address and references.
- One contact. Your request goes to a single independent roofer, never a list.

Questions Homeowners Ask
Which shingle colors will the Township accept?
The standards don't publish a single color list. They ask for muted shades without a color pattern that harmonize with the natural landscape. Bring samples outdoors, pick a calm single tone and let your roofer submit it with the product name before ordering.
Can an association block impact-resistant shingles?
Generally not. Texas Property Code §202.011 limits an association's power to stop wind- and hail-resistant shingles that resemble the neighborhood's, are equal or better in quality and suit nearby homes. Color and style review can still apply, so the Township's covenant approval is still part of the job.
Are Class 4 shingles worth the extra cost?
That depends on your insurer and how long you'll stay. Ask what credit, if any, it gives for a Class 4 roof documented on PC068, then weigh that against the price gap on your bid. The amount varies by company and is never promised.
What should a shingle estimate list?
Tear-off and haul-away, a decking allowance, underlayment type, drip edge, starter strip, flashing, ridge vent, the exact shingle line and color, cleanup and warranty terms. Ask about any missing line before you sign, because gaps tend to return as change orders.
